The Team

JAMES M. STEUTERMAN
Senior Vice President

James Steuterman is responsible for the overall management of Toll Brothers Realty Trust, including all aspects of acquisition, development, and management for retail, multi-family projects, and office ventures.

Prior to joining Toll Brothers, Mr. Steuterman was Chief Operating Officer for New Plan Excel Realty Trust, a $3-billion NYSE-listed Real Estate Investment Trust (REIT) based in Manhattan. As COO, his responsibilities included all development, leasing, acquisition, finance, and management activities for a portfolio located in 31 states that consisted of 42-million square feet of commercial space and in excess of 13,000 apartments. Additionally, Mr. Steuterman served as a member of the Board and its Investment Committee.

Mr. Steuterman holds a Bachelor of Science in Business Administration from the University of Missouri, St. Louis. He is a member of the National Association of Real Estate Investment Trusts (NAREIT) and the International Council of Shopping Centers (ICSC), a past president of the New York State regional chapter of ICSC, and a designated CSM.

TIMOTHY W. NORMAN
Assistant Vice President of Multi-Family Development

Timothy Norman is responsible for the acquisition and development of apartment properties in accordance with the Company’s investment objectives. Mr. Norman is also directly responsible for all aspects of the asset and property management of Toll Brothers’ apartment communities.

Prior to joining Toll Brothers, Mr. Norman was an Area Partner and Vice President of Development for JPI Development Partners. At JPI, Mr. Norman was responsible for the development of apartments including site selection, land acquisition, due diligence, budgeting, site and architectural plans, building permits, and development permits/approvals.

Mr. Norman has a Bachelor of Science in Accounting from the University of Akron.

RICHARD KEYSER
Vice President of Commercial Acquisitions and Development

Richard Keyser is responsible for managing the development of Toll Brothers Commercial including retail, office, and industrial undertakings. In addition, Mr. Keyser is the asset manager for Toll Brothers Realty Trust's existing commercial portfolio, including lease negotiations and property management. His responsibilities also include identifying and evaluating real estate opportunities for new investment acquisitions.

Prior to joining Toll Brothers, Mr. Keyser spent six years with Zell Partners, a Washington, DC-based real estate consulting firm. His responsibilities at Zell included construction management for the 60,000-square-foot Land Rover NA headquarters and National Public Radio's 300,000-square-foot headquarters in Washington, DC, as well as other major projects.

Mr. Keyser holds a Bachelor of Arts from Tulane University, a Masters in Business Administration from American University, and a Graduate Diploma in Economics from the London School of Economics.

ALEX ROSS
Director of Commercial Development, Virginia Division

Alex Ross’s primary focus at Toll Brothers is the development of community retail and suburban office buildings within the many mixed-use projects being developed by Toll Brothers throughout Virginia, Maryland, and Washington, DC In addition, Mr. Ross is focused on sourcing new development opportunities.

Prior to joining Toll Brothers, Mr. Ross established the Mid-Atlantic office for the Closter, New Jersey-based owner/developer of retail real estate, Lerner Heidenberg Properties, where he was responsible for sourcing the acquisition of new retail developments.

Mr. Ross holds a Masters in Business Administration in Finance from the Wharton School of the University of Pennsylvania and a Bachelor of Arts in History from Yale University
