About Toll Brothers
Toll Brothers Commercial, comprised of a team of professionals within Toll Brothers, Inc., handles the commercial real estate development of Toll Brothers’ commercial land, as well as the assets of Toll Brothers Realty Trust I and II—joint venture investments between Toll Brothers and the Pennsylvania State Employees Retirement System (PaSERS).
The commercial group is involved in the acquisition, approvals, development, construction, leasing, property management and eventual sale of luxury apartments, retail shopping centers, and suburban office space in or near the residential communities we build. This group has a huge role in contributing to the transformation of a Toll Brothers residential development into a true community.
Once the viable options for the commercial portion of a community are determined, the commercial group begins the process of developing the site for the prescribed use. They seek the approvals, design the sites, and handle the leasing and construction— all with the goal of creating a commercial complex that meets or exceeds the high expectations of the community
The work of the commercial team requires many disciplines and a lot of foresight. “We work through each project from acquisition to eventual sale. When we consider a commercial venture, I have to be prepared to develop that property and take it all the way through the process,” says Senior Vice President James Steuterman, who is responsible for the overall management of the commercial group. He heads a stalwart team composed of real estate professionals whose collective experience includes acquisitions, finance, development, construction, leasing, property management and more. For more than 30 years members of the team have developed relationships with commercial real estate organizations, including International Council of Shopping Centers, National Association of Real Estate Investment Trusts, National Association of Home Builders Multi-Family, Urban Land Institute and the New Jersey Apartment Association, “Our team must decide what will be commercially viable, and attractive to the community as well as to our customers,” adds James.
